Design & Development Stage

  • Design Evolution: Meetings between client and designers and adjustments to the design
  • Preliminary Indication of colours and materials (we have interior designers if required)
  • Preparation of Architectural drawings required for a development application or Complying development consent.
  • Preparation of BASIX Certificate (water, thermal and energy efficiency)

Construction Certificate Stage

  • Coordination with specialist consultants as required: Engineers, Bushfire assessors etc
  • Review Council Development Consent
  • Consultation with Principle Certifying Authority
  • Preparation of Glazing Schedule
  • Preparation of documents required for a construction certificate application

Construction Documentation Stage

(If Required). We are able to undertake further drawings and documentation if it will assist our clients. These include but are not limited to the following.

  • Wet area drawings
  • Electrical Plans
  • Construction details
  • Drainage plans
  • Detailed drawings for Stairs, balustrade etc.
  • PC Items schedule
  • Finishes Plan

One of the biggest issues we have found over the years is that design often doesn’t align with budget. This is most likely because the individual designing the project, hasn’t ever had to be a part of the actual construction process, or hasn’t collaborated with the company building the project, and this disconnect usually leads to design not meeting budget.
